In a new-build project, the mechanical piping contract is one of the most time-critical and space-demanding trades.
Piping installations touch every floor, every unit and every plant room. Delays in the piping trade can block carpenters, electricians and other subcontractors — costing the project dearly. Rør System has extensive experience with mechanical piping in new builds of all sizes and types, delivering a coordinated and technically strong solution from the first drawing to the final locked door.
BIM coordination and design collaboration
In modern new-build projects all installations are designed in a 3D model (BIM). Rør System actively participates in multidisciplinary coordination meetings and clash detection to resolve conflicts between pipework, ventilation, beams and cable trays at the design stage — long before installation begins on site. This saves time, money and disputes during the construction phase.
We produce our own working drawings, shaft sections and installation drawings that form the basis for prefabrication and field assembly. Our project manager maintains ongoing contact with the site manager, other subcontractors and the client to ensure that progress and requirements are aligned. We are accustomed to large projects with many interfaces and handle these with clear documentation and transparent communication.
Rør System uses modern project tools such as AutoCAD MEP, Revit and Solibri for model control. We contribute to a coordinated model and deliver open IFC files to the client and facilities management organisation.
Prefabrication and efficient field assembly
Prefabrication is one of the most important measures for reducing cost and installation time in new builds. Rør System prefabricates shafts, pipe assemblies and complete modules in controlled conditions. Finished units are delivered directly to the correct floor and location on site, ready for installation. This gives greater precision, better weld and joint quality and shorter installation time.
Field assembly is carefully planned with weekly schedules and milestones aligned with the project's overall programme. We provide qualified site management and skilled tradespeople who carry out the work cleanly, in a coordinated manner and without delays. Our installers are experienced in multidisciplinary collaboration and respect others' work areas.
In shafts and plant rooms we organise the work as efficiently as possible and produce detailed installation sequences that account for other trades' work. We use the BIM model actively on site via tablet to monitor the work on an ongoing basis.
Commissioning, balancing and handover
A project is not finished when the last pipe is installed. Rør System carries out systematic final inspection, pressure testing, flushing and balancing of all systems. We document that the installation has been built and functions in accordance with design requirements and applicable standards, and that all systems are balanced and ready for normal operation.
We deliver complete O&M documentation including as-built drawings, product data sheets, maintenance instructions, test protocols and declarations of conformity. For buildings that require commissioning procedures (such as data centres and hospitals), we deliver documentation that meets specific commissioning requirements.
