Norway's building stock has an enormous need for upgrading of piping installations.

Many buildings from the 1950s, 60s and 70s have pipework and sanitary equipment that are approaching or have exceeded their technical service life. Older steel pipes, galvanised pipework and original sanitary fittings lead to reduced water quality, increased leakage risk and poorer pressure conditions. Rør System has extensive experience with rehabilitation of all types of buildings — housing cooperatives, owner associations, office buildings, hotels and industrial facilities — and carries out the work with minimal disruption to occupants.

Condition assessment and planning

A successful rehabilitation always starts with a thorough condition assessment. Rør System maps existing installations, evaluates condition and remaining service life, and prepares a recommended action plan with prioritised measures and budget estimates. The assessment gives the building owner a solid basis for planning, budgeting and scheduling the rehabilitation.

We use CCTV inspection of drainage pipes to detect cracks, root ingress and deposits, pressure measurement of water systems to detect flow restrictions, and visual inspection of visible and accessible installations. The condition report is delivered in writing with photographs, measurement results and clear recommendations.

For housing cooperatives and owner associations we are happy to attend information meetings to present findings, explain the solutions and answer questions from residents. A well-informed group of residents is the key to a successful rehabilitation project.

Technical drawings as the basis for rehabilitation

Phased rehabilitation with minimal disruption

In residential buildings and hotels it is essential to plan the rehabilitation so that occupants and guests are disturbed as little as possible. Rør System carries out the rehabilitation in phases — typically floor by floor, stairwell by stairwell or block by block. We plan the work carefully and communicate clearly with the building owner and residents about progress, working hours and interruptions to water supply.

The making-good of shafts and cupboards is planned carefully to minimise visible intervention in finished surfaces. Where possible we work through existing shafts and access hatches without opening wall and floor surfaces. We are mindful that rehabilitation in occupied buildings requires extra consideration, and we meet residents with respect and a service-oriented attitude.

For commercial buildings and hotels we schedule work outside core hours, in evenings and at weekends if necessary, and coordinate with the facilities management team to ensure that critical systems are never out of service longer than agreed.

Modern materials and future-proof solutions

In rehabilitation it is important to choose materials and solutions that provide a long service life, meet current requirements and are easy to maintain. Rør System recommends and installs pipework in stainless steel, copper, PEX and composite materials depending on the system, requirements and space constraints. We ensure that the rehabilitated installation meets the requirements of TEK17 and NS-EN 806.

Rehabilitation is also an opportunity to improve the system: we can optimise the pipe network, reduce pressure losses, replace outdated valves and stopcocks, and ensure better legionella control through correct circulation and temperature. A well-planned rehabilitation project gives the building 30–50 new years of reliable installations.
